Location & General Information
The Kindelsperger farm is located approx. 2.5 miles west of Lynn Center, IL and is further described as being located in Section 17, T15N – R1E, Lynn Township, Henry County, IL. Both tracts represent productive, tillable farmland. The new buyer(s) will reimburse seller for input costs & get the 2020 crops that have already been planted – contact auction manager for details.
Tract 1 – 44.78 Acres
• FSA figures indicate 42.07 acres of NHEL cropland currently in row crop production.
• PI Rating: 137 (Class A).
• Productive soil types include Muscatune, Fayette & Osco.
• Access is along the north side by County Hwy 7.
Tract 2 – 36.27 Acres
• FSA figures indicate 30.88 acres of cropland currently in row crop production.
• Additionally, there are 4.3 acres of cropland enrolled in CRP at a payment rate of $215.66 per acre for an annual payment of $927.00. The contract expires 9-30-2021.
• PI Rating: 119.8.
• Soil types include Greenbush, Fayette & Osco.
• Access is along the south side by County Hwy 7.
Method and Terms
The Kindelsperger farm will be sold on a price per acre basis based on a 1994 survey. The tracts will be sold individually and will NOT be offered in their entirety at the conclusion of the auction. Bidding is not contingent upon financing.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, July 22, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 real estate taxes will be paid by the new buyer(s). The new buyer(s) will reimburse the seller for input costs and will receive the 2020 growing crop. Contact auction manager for details.
