Location & General Information

Land is located approximately 5 miles north of Annawan, IL in Sections 10, 11 & 15, T17N•R5E, Alba Township, Henry County, Illinois.

Tracts represent two separate swine production facilities, room for expansion, tillable cropland and mature timber providing excellent hunting!

 

Tract Information

Tract 1 – 88.58 Surveyed Acres

  • FSA figures indicate 25.95 acres of cropland
  • 8.1 acres are artificial wetlands and represent lagoons
  • The balance of this tract represents timber
  • This tract is improved with 6 hog buildings with a total of 6,000 head capacity
  • The newest was built in 2006 and has a 2,400 head capacity, 8′ pit, (4) 18-ton bulk feed bins, Halo automatic feeding system & tunnel ventilation
  • (3) 1,000 head capacity buildings w/ 4′ pits & natural ventilation
  • (2) 300 head capacity buildings w/ 4′ pits & natural ventilation
  • Other improvements include an office building w/ restroom, shower & equipment storage, 2 small grain bins, Harvestore silo, LP storage tank & a Cat 3306 diesel 150kw backup generator
  • There are no manure leases or swine production contracts associated with this tract
  • This tract is currently enrolled in the EQUIP program through the Henry County NRCS with significant dollars available for upgrades. The buyer will have the option to assume the terms & conditions of this contract if desired.
  • Access is along the west side by Route 78
  • This tract is mentioned in a violation against the Illinois Pollution Control Board – Contact auction company concerning these compliance issues.

 

Tract 2 – 152.00 Surveyed Acres

  • FSA figures indicate 65.68 acres of cropland
  • 4.6 acres are wetlands
  • The balance represents mature timber which provides excellent hunting
  • There is a house on this tract that is in need of major repair
  • There are no manure leases associated with this tract
  • Access is along the west side by Route 78 & along the north side by CR N2200th Ave.

 

Tract 3 – 85.63 Taxable Acres

  • FSA figures indicate 25.83 acres of cropland
  • The balance represents mature timber which provides excellent hunting
  • 1,500 head capacity finish building w/ 4′ pit, (2) 18-ton bulk feed bins, natural ventilation, remodeled in 2017
  • 1,500 head capacity nursery building w/ 4′ pit
  • This tract is also improved with a shop building w/ concrete floor, partial office w/ restroom & shower and a Cat C4.4 diesel 100kw backup generator
  • There are no manure leases or production contracts associated with this tract.
  • Current access is from the south off CR N2200th Ave.
  • This tract is mentioned in a violation against the Illinois Pollution Control Board – Contact auction company concerning these compliance issues.

 


Additional Information:  All 3 tracts are being sold subject to an existing cash rent lease with Shannon Frankenrider for the 2020 crop year.  The buyer will receive all of the 2020 cash rent income.  Contact auction manager for additional details.

 

Method & Terms

Tracts 1 & 2 are currently being surveyed. Tract 3 will not be surveyed. All 3 tracts will be sold on a price per acre basis. The tracts will be sold in numerical order and will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Thursday, April 23, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be prorated to the date of closing.
