LOCATION

The Mohrfeld Farm is located in Section 27, Jackson Township, Henry County, IA. At the south edge of Mt. Pleasant, IA go south 8½ miles on U.S. 218 to 335th St.Turn left or east and proceed 2 miles to Jewel Ave. Turn left or north and go ¾ of a mile to the farm. (Be watching for presale directional signs)

TRACT INFORMATION

Tract 1 – 63 Acres± (subject to survey)

  • FSA information indicates 55.93 acres tillable currently enrolled in CRP, that expires 9/30/2020. The balance of this parcel is in wooded draws.
  • Pershing, Weller & Keswick soils.
  • CSR2 is 51.1
  • Rathbun Rural Water is in close proximity to this tract.
  • Access is on the east by Jewel Ave.

 

Tract 2 – 73 Acres± (subject to survey)

  • FSA information indicates 12.67 acres tillable currently in CRP, which expires 9/30/2020. The balance of the tract is in pastureland and wooded draws offering desirable recreational acreage. There is a pond, an older storage building and there is future marketable timber located on the property.
  • Soils include Pershing, Nodaway-Cantril & Lindley.
  • CSR2 is 39.2
  • Rathbun Rural Water is in close proximity to this tract.
  • Access is on the east by Jewel Ave.

 

METHOD & TERMS

The Mohrfeld Farm will be sold in two (2) individual tracts based on a survey that is currently in progress, with the said surveyed acres being used to constitute the final settlement price. Both tracts will be sold through the marketing method of “buyer’s choice’, whereas the high bidder can take either or both tracts for their high bid. Buyer’s choice auctioning will continue until both tracts have been sold.  The farm will NOT be offered in its entirety or in any combinations. Bidding is not contingent upon financing.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Thursday, October 29, 2020 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing.
