From the west edge of Mt. Pleasant, IA take Old Hwy. #34 (235th St.) west 11⁄2 miles to Franklin Ave (W-55), turn left or south and proceed 21⁄2 miles to 250th St., turn right or west and proceed 2 miles to Dakota Ave., then turn right or east and go 1⁄2 mile to the farm.             The Thomson Farm will be sold in two individual tracts based on a survey that will be completed prior to the auction. Tract 1 will sell first on a price per acre basis using the surveyed acres to calculate the final settlement price. We will then sell Tract 2 for a “LUMP SUM” total dollar amount.  

            Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing, on or before September 19, 2016, upon delivery of a merchantable abstract and deed. Immediately following the auction the successful buyer(s) shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing based on the last available tax statement. Full possession will be given at the time of closing.
