LOCATION & GENERAL INFORMATION

Highly productive Menard County, Illinois land auction. Selling 202± acres (subject to survey). The farm will be sold in 2 individual tracts. Tract 1 80 acres± and Tract 2 122 acres±. Both tracts are nearly 100% tillable and tracts having investment quality “Class A” soils. Both tracts have Corn Productivity Index’s (PI’s) of 140+.  Land located north of Springfield, IL in Sections 9 & 16 of Sugar Grove Township, Menard County, IL. The farm is generally located approximately 3 miles northeast of the small town of Athens, IL. The farm is further described as being located approximately 10 miles north of the junction of Hwy. 4 and Hwy. 29 near the north edge of Springfield, IL via Hwy. 29 or approximately 8 miles west of Williamsville, IL and Interstate 55 via Hwy. 123.

METHOD & TERMS

Both tracts will be sold on a price per acre basis. Both tracts have recently been surveyed. Both tracts will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) either or both tracts for their high bid. Buyer’s Choice auctioning will continue until both tracts have been sold. The farm will NOT be offered in its entirety at the conclusion of the auction.

Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing. Closing will be within approximately 30 days, on or before Wednesday, March 22, 2017. Title Insurance will be issued in the full amount of the purchase price. The 2016 real estate taxes, due and payable in 2017, will be paid by the sellers. The 2017 and all subsequent real estate taxes will be the responsibility of the new buyers. Possession will be given at the time of closing. Both tracts sell free and clear of any farm tenancy for the fast approaching 2017 crop year. Immediately following the auction, the successful buyer(s) shall enter into a written purchase agreement with the sellers.
