Joan Brown and her late husband William collected for many years. This auction offers a huge variety of items, many handed down through several generations. We will be running 2 rings throughout the day so plan accordingly. Abbreviated sale order: 8:30 A.M. collectibles and tools followed by furniture and the real estate at 12:00 noon.

The Brown residential real estate is located approximately 2½ miles north of Payson, Illinois. From the intersection of Highway 96 and Main Street in Payson, take Main Street north and east approximately 2 miles to Road 1450E, then turn north a short distance to the home.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing which will be held on or before August 1, 2016 upon delivery of a merchantable title and deed. Immediately following the auction, the successful buyer shall enter into a written contract with the seller that will take written precedence over all prior advertising and announcements. The 2016 real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing.
