Location & General Information

The Huls farm is located approx. 2.5 miles southwest of Basco, IL and is further described as being located in Sections 28 & 29, T4N - R7W, Bear Creek Township, Hancock County, IL.  Tract 1 represents mostly tillable cropland.  Tract 2 represents an excellent hunting/recreational piece with income producing CRP acres.

Tract Information

Tract 1 - 40 Taxable Acres
  • FSA figures indicate 38.89 acres of cropland currently in row crop production
  • Productivity Index Rating (PI): 108.2
  • Soil types include Fishhook, Keomah, Clarksdale, Rozetta & Rubio
  • There is also a small area in the SW part of the farm that represents a timbered draw & waterways
  • Access is along the east side by N County Road 1550
Tract 2 - 80 Taxable Acres
  • FSA figures indicate 11.33 acres of cropland in the NE portion of this farm which is currently in row crop production
  • Additionally, there are 38.01 acres of CP22 (Riparian Buffer) CRP.  These are in (2) contracts.  They are enrolled at a payment rate of $258.97 per acre for an annual payment of $9,843.00.  The contracts expire September 30, 2029.  Most of this area is planted to different species of trees.  Check website for CRP contracts & FSA information.
  • The balance of the tract is in timber which extends west towards Bear Creek
  • This piece offers excellent whitetail deer & other wildlife habitat
  • Access is along the east side by N County Road 1450

Method & Terms

The tracts will be sold on a price per acre basis, based on taxable acres. Each tract will be sold individually. The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, October 3, 2022. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes. Possession for Tract 1 will be subject to a cash rent lease for the 2022 crop year only.  Possession will be given at the time of closing for Tract 2.  There are no hunting leases associated with Tract 2.  The sellers will retain the 2022 CRP & Cash Rent income.  All future government payments and/or any future cash rent leases will be the new buyer(s).
