The Vandevelde farm contains 80 acres and is located approximately 7 miles south of Galva, IL or 15 miles south of Kewanee, IL or 22 miles Northeast of Galesburg, IL. The farm is further described as being located in the East ½ of the Northwest ¼ of Section 35, T13N-R4E, Lynn Township, Knox County, IL. The farm is nearly all tillable (FSA map indicates 80.53 acres cropland) with Class A soils and a Productivity Index of 134.6. County Road 2450N runs along the south side of the farm. Method & Terms
The Vandevelde Farm will be sold in 1 individual tract and on a price per acre basis, based on 80 taxable acres.
Immediately following the auction, the successful bidder shall enter into a written agreement with the seller and pay ten (10%) percent of the bid price. The balance of the bid price will be due at closing on or before Tuesday, January 19, 2021. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due in 2021 will be paid by the seller without proration. Full possession will be given at the time of closing. Bidding is NOT subject to the following contingencies, including but not limited to: financing, appraisal, and inspection.
