Location & General Information

Tract 1 is located approx. 1.5 miles west of Lostant, IL and is further described as being located in Section 15, T31N – R1E, Hope Township. Tract 2 is located 4.5 miles east of Lostant, IL and is further described as being located in Section 14, T31N – R2E, Eagle Township. Both tracts represent Class A, tillable farmland!

Tract 1 • 78 taxable acres

  • FSA figures indicate 77.24 acres of NHEL cropland currently in row crop production
  • PI Rating: 133.2 (Class A)
  • Soil types include Catlin, Sable, Muscatune-Buckhart & Varna

Tract 2 • 80.936 surveyed acres

  • Soil types include Sable, Muscatune-Buckhart, Osco, Graymont & Catlinj
  • Access is along the south side by N. 15th Rd.


Method & Terms

The Voss tracts will sell on a price per acre basis. Tract 1 will be sold based on taxable acres. Tract 2 has been surveyed and will be sold based on surveyed acres. Both tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, either or both tracts for their high bid. “Buyer’s Choice” auctioning will continue until both tracts have been purchased. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, October 20, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the seller. The farm sells with a tenant for the 2020 crop year only. Possession will be given at the time of closing, subject to the current tenant for the 2020 crop year.
