The farm is located approximately 4 miles northwest of Earlville, IL or 10 miles northeast of Mendota, IL, in Section 10, Meriden Township, LaSalle County, Illinois.

Method and Terms
The Grimm farm will be sold by the acre on the basis of 80.0 taxable acres. Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, July 26, 2021. Bidding is NOT subject to the following contingencies, including but not limited to: financing, an appraisal or inspection of the property. Buyer will receive 50% of the 2021 cash rent at closing and will pay 50% of the 2021 real estate taxes. Contact auction manager for details.
