Property will be sold Absolute No Reserve for a lump sum total dollar amount. Bidding is not contingent upon financing. Immediately following the auction the winning bidders will be required to sign a real estate sales contract and pay 15% of the bid price as a non-refundable down payment payable to Professional Land Title Corp. which will hold the money is escrow until closing. The balance of the purchase price will be due at closing which will take place at Professional Land Title Corp. on or before November 10, 2020. Possession will be give at the time of closing. 2020 real estate taxes will be prorated to the date of closing. Title insurance in the full amount of the purchase price will be provided by the sellers. Closing costs will be split between buyers and sellers.
