Location and General Information

The Eurita Stonier farm contains  80 acres± and is located approximately 4 miles east of Gridley, IL, or 5 miles west of Chenoa, IL, or 12 miles south of Pontiac, IL. The land is further described as being located in the North Half (N1/2) of the Southwest Quarter (SW1/4) of Section 31, T.27N-R.4W, Pike Township, Livingston, County, IL.

  • The farm will be sold by the acre based on 80 taxable acres
  • FSA records indicate 80.79 cropland acres, of which 76.9 acres are in row crop production and 3.89 acres is grass waterway.

Method & Terms

The Stonier farm will be sold by the acre on the basis of 80 taxable acres.

Immediately following the auction, the successful buyer will be required to sign a real estate sale contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, which will be held in escrow until closing. The balance of the bid price will be due at the time of closing on or before Thursday, March 25, 2021. Bidding is NOT subject to the following contingencies, including but not limited to: financing, appraisal, or inspection. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes will be paid by the new buyer. Possession will be given at the time of closing and the farm sells free of tenancy for the 2021 crop year.
