LOCATION & GENERAL INFORMATION
The Four Star Farm LLC property, locally known as the Scanlan farm, contains 119.32 taxable acres± and is located approximately 1 mile east of Flanagan, IL, 10 miles west of Pontiac, IL, or 30 miles north of Bloomington, IL. The land is further described as being located in the East Half (E1⁄2) of the Northeast Quarter (NE1⁄4) of Section 23, T28N-R3E, Nebraska Township, Livingston, County, IL.

- FSA records indicate 119.86 NHEL cropland acres (100% tillable)
- 5 Year Average Yield (per tenant):
- Corn – 231.36 bu./ac.
- Soybeans – 61.79 bu./ac.
- Soil Productivity Index (PI): 131.7
- Soil types include: Ashkum, Rooks and Graymont
- Road access along the north side by County Road 1800N and along the east side by 500E

Buyer to reimburse seller at closing for fertilizer applied on the west 60 acres in the fall of 2020 in the amount of $9,396.00 and for fall tillage in the amount of $2400.00.
METHOD & TERMS
The Four Star Farm will be sold by the acre on the basis of 119.32 taxable acres. Immediately following the auction, the successful buyer will be required to sign a real estate sale contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, which will be held in escrow until closing. The balance of the bid price will be due at the time of closing on or before Monday, April 5, 2021. Bidding is NOT subject to the following contingencies, including but not limited to: financing, appraisal, or inspection. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes and all subsequent real estate taxes will be the responsibility of the new buyer. Possession will be given at the time of closing and the farm sells free of tenancy for the 2021 crop year.
