Auctioneers’ Note:

Make plans now to participate in this major Central Illinois farmland auction of nearly 1,300 acres.

All tracts sell with full farming rights for the fast-approaching and much-anticipated spring planting season.

Land represents productive tillable cropland, with most tracts being nearly 100% tillable.

The late Michael O’Neill was a very successful businessman and farmer and at the early age of 16, he started a livestock business near the Neoga and Philo, IL areas.   Mr. O’Neill would frequently travel to Ireland and was very proud of his Irish heritage.  He was very generous and the proceeds from this auction will go to the Irish American Partnership, helping the youth with education and community programs in Ireland.

Tract 1 • Located approximately 4 miles southeast of Philo, IL in Section 7, Raymond Township, Champaign County, IL.  (This tract is located 15 miles south of Champaign-Urbana, IL.)

Tract 2 • Located approximately 2.5 miles south of Philo, IL in Section 3, Crittenden Township, Champaign County, IL.  (Philo is located 8 miles southeast of Champaign-Urbana, IL.)

Tracts 3, 4 & 5 • Located approximately 1.5 miles southwest of Sidney, IL in Sections 17 & 20, Sidney Township, Champaign County, IL.  (Sidney is located 10 miles southeast of Champaign-Urbana, IL.)

Tract 6 • Located approximately 4 miles south of Penfield, IL in Section 28, Compromise Township, Champaign County, IL.  (Penfield, IL is located 10 miles east of Rantoul, IL.)

TRACT INFORMATION

Tract 1 – 80.0 Taxable Acres ±

  • FSA figures indicate 80.05 acres of NHEL cropland.
  • Soil Productivity Index: 143.3
  • Productive “Class A” soils include: Drummer, Elburn, and a small portion of Clare and Brenton.
  • Access: Along the north by CR 500N.

 

Tract 2 – 80.70 Taxable Acres ±

  • FSA figures indicate 77.28 acres of NHEL cropland.
  • Soil Productivity Index: 138.6
  • Productive “Class A” soils include: Drummer, Thorp, Clare, Blackberry, and a small portion of Sawmill.
  • Access: Along the north by CR 600N.

 

Tract 3 – 18.5 Taxable Acres ±

  • FSA figures indicate 18.55 acres of NHEL cropland.
  • Soil Productivity Index: 143.5
  • Productive “Class A” soils include: Drummer, Flanagan, Brenton, and a small portion of Dana.
  • Access: Along the north by CR 900N.

 

Tract 4 – 76.10 Taxable Acres ±

  • FSA figures indicate 73.81 acres of NHEL cropland.
  • Soil Productivity Index: 143.3
  • Productive “Class A” soils include: Drummer, Flanagan, Elburn, and a small amount of Brenton, Dana and Pella.
  • There is an older building site, consisting of grain bins, which add very little value to this tract.
  • Access: Along the west side by CR 1900E and along the entire south side by CR 900N.

 

Tract 5 – 40 Deeded Acres ±

  • FSA figures indicate 38.65 acres of NHEL cropland.
  • Soil Productivity Index: 137.2
  • Productive “Class A” soils include: Flanagan, Drummer, Dana, and a small portion of Ambraw.
  • Access: Grass lane off CR 1900E that enters the property at the SW corner.
  • Access to tract 5 has been a verbal agreement between the tract 5 tenant and the tenant of the neighboring farm that lies south of tract 5. A recorded easement document has not been found.

 

Tract 6 – 158.52 Taxable Acres ±

  • FSA figures indicate 158.38 acres of crop-land (152.36 acres in row crop production and 6.02 acres enrolled in CRP).
  • Soil Productivity Index: 118.4
  • Productive soils include: Ashkum, Elliott, Varna, Wyanet, and a few other smaller soil complexes to include Chatsworth, Swygert and Muskego.
  • This tract contains a wind turbine from TerraForm Power with a recent annual payment of $14,100.00.
  • Annual CRP income: $1,517.00 thru 9/30/21.
  • Access: Along the south by CR 2500N.

 

Tract 7 – 40.0 Taxable Acres ±

  • FSA figures indicate 40.09 acres of NHEL cropland.
  • Soil Productivity Index: 136.8
  • Productive “Class A” soils include: Drummer (70%), and the balance Starks, Camden, Kendall, and Sexton.
  • Access: By way of a 30′ owned deeded strip off CR 700N that enters the property at the SE corner.

 

Tract 8 – 68.04 Taxable Acres ±

  • FSA figures indicate 64.49 acres of NHEL cropland.
  • Soil Productivity Index: 120.9
  • Productive soils include: Virden, Cisne, and small portions of Hoyleton, Wynoose, Cisne-Piasa, and Bluford.
  • This tract has a small wooded area with a small pond, is conveniently located at the edge of Neoga, IL, and offers potential development.
  • Access: By E 11th St. in the northwest corner, and by E 9th St. in the southwest corner.

 

Tract 9 – 62.09 Surveyed Acres

  • FSA figures should indicate 63 acres of NHEL cropland.
  • Soil Productivity Index: 110.2

  • FSA figures should indicate 41 acres of cropland.
  • Soil Productivity Index: 103.3
  • Soils include: Sawmill, Atlas, Hickory, Fishhook, Hoyleton, and a few other smaller soil complexes.
  • The balance of this tract is in mature timber and a meandering creek, which offers premier whitetail deer and wild turkey hunting, as well as premier building sites.
  • Access: By way of an easement shared with Tract 13, off CR 700N, and along the east side of Tract 9.

 

Tract 15 – 74.74 Surveyed Acres 

  • FSA figures should indicate 62 acres of cropland.
  • Soil Productivity Index: 93
  • Soils include: Cisne, Fishhook, Comfrey, Bluford, and several other smaller soil complexes.
  • The balance of this tract is in wooded draws that follow a meandering creek. This tract has several picturesque views that offer premier building sites!
  • Access: Along the north by CR 1000N.

  • FSA figures should indicate 80 acres of NHEL cropland.
  • Soil Productivity Index: 111.3
  • Soils: Cisne, Virden, Hoyleton, Tamalco, Bluford-Darmstadt, and Coulterville.
  • Nice tract of nearly 100% tillable farmland with potential for development!
  • Access: Along the north side off 3rd St.

 

Tract 17 – 43.74 Surveyed Acres

  • FSA figures should indicate 41 acres of NHEL cropland.
  • Soil Productivity Index: 102
  • Soils: Hoyleton, Tamalco, Cisne, and Coulterville.
  • Access: Along the south by CR 950N.

 

METHOD

All tracts will sell on a price per acre basis.

Tracts 1 – 4 & Tracts 6 – 8 will be sold based on the taxable acres.  Tract 5 will be sold based on the deeded acres.  (Tracts 1 – 8 will not be surveyed.)

Tracts 9 – 17 have recently been surveyed (the tract acres have been updated). These final surveyed acres will be used to constitute the settlement price.

Tracts 1 – 5 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all of the first five tracts.  Buyer’s Choice will continue until all five tracts have been selected.

Tracts 6 & 7 will each sell individually, and not offered in any combination.

Tracts 8 – 17 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect (in any order) any or all of Tracts 8 – 17.  Buyer’s Choice will continue until all tracts have been selected.

Please note: The tracts will NOT be offered in their entirety at the conclusion of the auction.

 

TERMS

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing.  The balance of the purchase price will be due on or before, Tuesday, April 6, 2021.  Bidding is NOT subject to financing or any other contingencies.  Possession will be given at the time of closing.  All tracts sell with full farming rights for the fast approaching 2021 planting season.  Title insurance in the full amount of the purchase price will be provided by the seller.  The 2020 real estate taxes, due and payable in 2021, will be paid by the seller, with the 2021 and all subsequent real estate taxes to be paid by the new buyers.
