The majority of the tracts are under pivot irrigation, there is an unlimited source of water and all of the pivots will be conveyed to the new buyer(s).

The late Jim Endres was an entrepreneur, farmer, a state legislator, commercial real estate agent and enjoyed his Polled Hereford cattle.  His & Greg’s cattle were winners at the Kansas City Royal, Denver Stock Show, Fort Worth Stock Show & they were also awarded the ‘Supreme Champion’ at the Watertown Farm Show in 2011.

Location

Tracts 1 – 11: Located approximately 5 miles northwest of Summit, SD (approximately 2 miles north of Ortley, SD). Ortley is located 30 miles north of Watertown, SD.  These tracts are located in Sections 3, 4, 8 & 10, T122N•R52W, Ortley Township and Section 34, T123N•R52W, Alto Township, Roberts County, SD.

From Summit, SD (Jct. of I-29 & 12) take Hwy. 12 west approximately 4.5 miles to 453rd Avenue (Lohre Rd.), then north approximately 3 miles to farm. Watch for presale directional signs.

 

 Tracts 12 & 13: Located approximately 6 miles west of Summit, SD (approximately 1 mile south of Ortley, SD). Ortley is located 30 miles north of Watertown, SD.  These two tracts are located in Section 33, T122N•R52W, Ortley Township, Roberts County, SD.

From Summit, SD (Jct. of I-29 & 12) take Hwy. 12 west approximately 5.5 miles to 452nd Avenue, then south approximately 1.25 miles to 143rd Street, then west approximately 1/2 mile to farm.

 

Tracts 14 & 15: Land is located approximately 7 miles southwest of Summit, SD (approximately 4 miles south of Ortley, SD).  Ortley is located 30 miles north of Watertown, SD.  These two tracts are located in Sections 9, 16 & 17, T121N•R52W, Blooming Valley Township, Grant County, SD.

From Summit, SD (Jct. of I-29 & 12) take Hwy. 12 west approximately 5.5 miles to 452nd Avenue, then south approximately 4.25 miles to 146th Street, then west approximately 1/2 mile to farm.

 

Tract 16: Land is located less than 2 miles from I-29, 14 miles north of Watertown, SD, in Section 16, T119N•R51W, Germantown Township, Codington County, SD.

From Watertown, SD, take I-29 north approximately 13 miles to Hwy. 20, then west approximately 1/2 mile to 457th Avenue, then north approximately 1 mile to farm.

  • Approximately 1 mile from the I-29 Exit.
  • Access is on the north by 156th St. & on the east by 457th Ave.

 

Method & Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on all 16 tracts. Tracts 1-16 will be sold on a price per acre basis based on acreages obtained from completed survey. Tracts 1-16 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all of Tracts 1-16 for their high bid.

Bidding is NOT contingent upon financing.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to First Dakota Title, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at First Dakota Title on or before December 17, 2020. Possession will be given at the time of closing. All tracts sell with full farming rights for the 2021 crop season.

The 2020 real estate taxes will be paid by the sellers. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
