Selling 57.2 surveyed acres (1 tract) located in Section 1, T57N•R5W, Miller Township, Marion County, MO. From Hannibal, MO (Jct. US Hwy. 61/168) take State Hwy. 168 north approximately 3 miles to farm. Farm represents some of the best waterfowl habitat in northern Missouri with excellent design and prime location. FSA figures should indicate approximately 25.72 acres of cropland which is entirely levied to hold flood water for waterfowl habitat. Access by way of ingress/egress easement extending west to State Hwy. 168.
Method and Terms
A survey has been completed. Farm will be sold on a price per acre basis based on acreages obtained from completed survey. Bidding is NOT contingent upon financing. At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment payable to Accurate Land Title Company. The balance of the purchase price will be due at closing which will take place at Accurate Land Title Company on or before May 19, 2017. Full possession will be given at the time of closing. The 2017 real estate taxes will be prorated to the date of closing. Title Insurance in the full amount of the purchase price will be provided.
