The Spangler farm is located approx. 3.5 miles north of Washburn, IL and is further described as being located in Section 14, T29N•R2W, Richland Township, Marshall County, IL.

The farm represents Class A, all NHEL, tillable farmland to be offered in 1 tract.

Method and Terms

The Spangler farm has been surveyed and will be sold on a price per acre basis, based on said survey. Immediately following the auction, the successful buyer(s) will be required to enter into a written Purchase Agreement with the sellers and pay 10% of the bid price. The balance of the bid price will be due at the time of closing,­ scheduled on or before April 10, 2019 (extended 9 week closing). An owner’s policy of title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller based upon the most recent available tax statement. The 2019 real estate taxes & subsequent years will be paid by the new buyer. Possession will be given at the time of closing, subject only to a cash rent lease for the 2019 crop year. The buyer will enter into this lease with the seller in the amount of $500 per tillable acre. 100% of the 2019 cash rent will be paid to the buyer at closing. The farm sells free and clear for the 2020 crop year.
