LOCATION & GENERAL INFORMATION

The Mary V. Thomas Revocable Living Trust is located in Sections 16, 17 & 18, T20N•R8W, Kilbourne Township and Sections 20 & 21, T20N•R7W, Crane Creek Township, Mason County, IL.

Tracts 1-4 are located a short distance north of Kilbourne, IL and represent tillable cropland, timber acres, machine shed & an older home. Tract 5 is located approx. 5 miles east of Kilbourne, IL and represents a nice combination of hunting/recreational land along with income producing tillable acres.

Tract 1 – 40 Acres±

  • FSA figures indicate 39.58 acres of NHEL cropland currently in row crop production

  • Soil types include Onarga, Ridgeville, Ade & Watseka
  • The pivot that is located on this tract is not owned by our sellers and is not being conveyed with this tract.

Tract 2 – 38.674 Surveyed Acres

  • FSA figures should indicate approx. 33 acres of cropland currently in row crop production
  • PI Rating: 96.5
  • Soil types include Disco, Ade, Plainfield & Sparta
  • The pivot that is located on this tract is not owned by our sellers and is not being conveyed with this tract.
  • The balance of this tract represents timber in the northeast corner

METHOD & TERMS

The Thomas farm will be offered in 5 tracts and all tracts will be sold on a price per acre basis. Tracts 2 & 3 have recently been surveyed. Tracts 1, 4 & 5 are not being surveyed and will be sold based on taxable acres. Tracts 1-4 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, any or all tracts 1-4 for their high bid. “Buyer’s Choice” auctioning will continue until tracts 1-4 have been purchased. Tract 5 will be sold individually. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, December 3, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing, subject only to the current tenant’s rights. The farm sells free & clear for the 2020 crop year.
