LOCATION & GENERAL INFORMATION

The Frank Hahn Family farms are located south of Havana, IL and northeast of Bath, IL. Tracts 1, 2, and 7 are located approximately 3 miles south of Havana, IL; Tracts 3 and 4 are located ½ mile northeast of Bath, IL; and Tracts 5 and 6 are located 2 ½ miles east of Bath.

Tracts 1, 2, 4, 5, and 6 are high percent tillable cropland with several tracts having center pivot irrigation units; Tract 3 is a wooded tract with excellent hunting/outdoor recreation possibilities and is located close to the IL River; and Tract 7 contains 5 acres and is improved with a large country home and outbuildings.

  • Road access along the west side by CR 1400E and the north by CR 900N
  • The balance of the acres is wooded

 

TRACT 7 – 5 Acres and Homes (subject to survey)

  • Located approximately 3 miles south of Havana, IL (Adjacent to Tract 1)
  • Improved with a large, older country home which features:
  • 10 rooms, 6 bedrooms (2 down and 4 up)
  • Vinyl siding/asphalt shingle roof

METHOD & TERMS

The acres in this advertisement are approximate.  A survey is in progress and will be completed prior to the auction.  The final surveyed acres will be used to constitute the final settlement price.  Tracts 1 – 6 will sell on a price per acre basis and will be offered through the marketing method of Buyer’s Choice, whereas the high bidder can elect (in any order) any or all tracts for their high bid.  Buyer’s Choice auctioning will continue until all six tracts have been elected.  Tract 7 will sell for a total dollar amount.  The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Friday, January 22, 2021. Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal, and inspection. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes will be paid by the new buyer. The farm sells free of tenancy for the 2021 crop year. Possession will be given at the time of closing, subject only to the current tenant for the 2020 crop year.
