The Mary Schulte Trust and Herman B. Schulte Trust land contains 321 acres (subject to survey) and will be sold in 3 tracts. All 3 tracts are located approximately 1 mile west of Easton, Il, or 8 miles west of Mason City, or 12 miles east of Havana (40 miles north of Springfield/45 miles south of Peoria, IL). The property is further described as being located in part of Sections 26, 27 and 34, T21N-R7W, Sherman Township, Mason County, IL.

Farmers and investors, be sure to check out the Schulte farm which represents nearly all tillable, highly productive farmland.





TRACT 1 – 206 Acres (subject to survey)

• FSA maps should indicate 198.06 cropland acres (NHEL)

• Soil Productivity Index (PI): 126.4

• Soil types include: Harpster, Hooppole, Marshan and Selma

• Crane Creek Central Ditch borders this tract on the west side

• East County Road 1200N borders the property on the south side


TRACT 2 – 63 Acres (subject to survey)

• FSA maps indicate 58.68 cropland acres (NHEL)

• Soil Productivity Index (PI): 127.6

• Soil types include: Harpster and Marshan

• Crane Creek Central Ditch borders this tract on the west side

• East County Road 1200N borders the property on the north side


TRACT 3 – 52 Acres (subject to survey)

• FSA maps indicate 45.48 cropland acres (NHEL)

• Soil Productivity Index (PI): 118.2

• Soil types include: Marshan and Gilford

• Crane Creek Central Ditch borders this tract on the east side

• Access is from the south off East County Road 1200N



A survey will be completed prior to the auction on all 3 tracts and each tract will be sold by the acre based on the surveyed acres. All 3 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all of the tracts for their high bid. “Buyer’s Choice” auctioning will continue until all 3 tracts have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before October 1, 2021. Possession will be given at the time of closing subject to the current 2021 farm lease. The seller is retaining all their interest in the 2021 growing crop.

The 2021 real estate taxes, due and payable in 2022, will be paid by the sellers. The 2022 real estate taxes and all subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller.
