LOCATION & GENERAL INFORMATION
Land is located southeast of Blandinsville, IL in Section 11 of Hire Township, McDonough County, IL (approximately 15 miles northwest of Macomb, Illinois or approximately 3 1⁄2 miles southeast of Blandinsville, Illinois). From the east edge of Blandinsville, Illinois, go east on Route 9 approximately 1 mile, then south on E350TH ST. approximately 2 miles, then east on N1650TH RD. approximately 3⁄4 mile. (Be watching for pre-sale directional and tract signs.)
Both tracts represent HIGHLY PRODUCTIVE tillable farmland with Sable & Ipava soils. FSA figures indicate a combined total of 203.08 acres of tillable cropland on both Tracts 1 & 2. Final FSA figures should indicate both tracts being nearly 100% tillable, excepting the road ROW on the south side of each tract.
METHOD & TERMS
Bidding will be on a price per acre basis on both tracts.
Both tracts have recently been surveyed. The acreages obtained from said survey will be used to calculate the final settlement price. Tract 1: 103.54 Acres — Tract 2: 100.71 Acres.
Both tracts will be auctioned through the marketing method of “Buyer’s Choice,” under which the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 & 2 (in any order) for their high bid. If the winning bidder only elects one of the two tracts, the remaining tract will then be sold. Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve through “Buyer’s Choice” auctioning.
Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will be on December 1, 2016. Possession will be given at the time of closing, subject to a current farm lease for the 2016 crop year.
Title Insurance will be issued in the full amount of the purchase price. The 2016 real estate taxes will be paid by the seller.
