Productive 82.45 surveyed acres of McDonough County, IL farm to be sold in 2 individual tracts. Both tracts represent productive tillable land. The farm is located approximately 5 miles east of Plymouth, IL and borders the north side of Cty. Hwy. 26 in the Northwest Quarter of Section 36 of Lamoine Township, McDonough County, IL.


Tract 1 – 41.24 Surveyed Acres

  • FSA information indicates approximately 36.05 acres tillable.
  • Soils include Keomah & Rozetta.
  • The balance acres represent a small wooded draw near the north border.
  • Access along the entire south side by Cty. Hwy. 26.

            The Bailey Farm has recently been surveyed and will be sold on a price per acre basis with the final surveyed acres being used to calculate the final settlement price. The farm will be sold in 2 individual tracts. The tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, the remaining tract will then be sold. The tracts will not be combined.

            Ten percent (10%) of the bid price will be due on the day of the auction, with the balance due in approximately 30 days, on or before Monday, March 21, 2016 at the time of closing. Title insurance in the full amount of the final bid price will be provided by the seller. The 2015 Real Estate taxes, due and payable in 2016, will be paid by the seller with the 2016 real estate taxes being the responsibility of the new buyer(s). Possession will be given at the time of closing subject only to a standard tillable lease on both tracts for the upcoming ‘16 crop year. The new buyer(s) will receive the entire ‘16 cash rent.
