Method & Terms

Both tracts will be sold individually on a price per acre basis based on the taxable acres. The tracts will not be offered together or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written real estate sales contract with the seller and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until the time of closing. The balance of the purchase price will be due at closing, on or before October 31, 2022. Seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Possession will be given at the time of closing subject to a crop tenancy on the cropland acres for 2022 only.

Bidding is NOT subject to the following contingencies, including but not limited to financing, an appraisal or inspection of the property.
