Method & Terms

Tracts 1, 2 & 3 will be surveyed and sold by the acre based on the final surveyed acres and offered through the marketing method of “Buyers Choice” whereas the high bidder can purchase (in any order) any or all 3 tracts for their high bid. If the high bidder does not elect all 3-tracts then “Buyer’s Choice” auctioning will continue until all 3 tracts have been elected.

Tracts 4 & 5 will be sold by the acre based on the taxable acres and offered as Buyers Choice whereas the high bidder can elect either or both tracts for their high bid. If the high bidder elects only one of the tracts, the remaining tract will then be sold.

None of the tracts will be offered together or in any combinations.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before December 29, 2021. Possession will be given at the time of closing subject to any remaining 2021 farm tenancy. All tracts sell free and clear of any farm, hunting or residential tenancy for 2022.

The Seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022.
