METHOD & TERMS
The McNeely Family Farm will be sold in one tract and on a price per acre basis, based on the above indicated tax acres.
Ten percent (10%) of the final bid price will be paid on the day of sale with the balance due at the time of closing. The new buyer will have the option to close on this property in approximately 30 days, on around Wednesday, December 7, 2016 or after the first of the year, on or around Monday, January 9, 2017. Immediately following the auction the successful buyer shall enter into a written agreement with the seller. The 2016 Real Estate Taxes, which are due and payable in 2017 will be paid in full by the seller. Title insurance in the full amount of the purchase price will be provided by the seller. Possession will be given at the time of closing subject only to the remainder of the 2016 farm tenancy. Farm sells with full farming rights for the 2017 crop year.
