Location & General Information

The Dean farm is located in Section 25, Hadley Township and Section 19, New Salem Township, Pike County, Illinois. The farms are further described as being ideally located just north of Interstate 72/36 approximately 2 miles west of the small village of New Salem, Illinois. The farms are approximately 8 miles northwest of Pittsfield, Illinois and approximately 11 miles east of Barry, Illinois. All 5 Tracts are accessed from Cty. Rd. 2000N.

Method & Terms

The Dean farm will be sold in (5) individual tracts. Tracts 2 – 5 have recently been surveyed. Tracts 1 – 4 will sell first and on a price per acre basis, with the final surveyed acres being used to calculate these first (4) tracts. Tracts will be offered through the marketing method of buyer’s choice, whereas the high bidder can elect any of these tracts for their high bid. If the high bidder does not elect all (4) tracts, buyer’s choice auctioning will continue until all (4) tracts have been sold. Tract 5 will be sold last and for a “lump sum”, or total dollar amount and NOT on a price per acre basis. After all (5) tracts have been sold we will NOT offer the farm in any type of combinations. Each sale will be final.

Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 45 days, on or before Tuesday, February 11, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, which are due and payable in 2020, will be paid by the seller as the seller has retained the 2019 crop income. The 2020 real estate taxes, due in 2021, will be paid by the new buyer(s) without proration. Full possession will be given at the time of closing on all tracts. Full 2020 farming rights are being conveyed to the new buyer(s) on all tracts.
