Location & General Information

The Corley farm contains 99.07 surveyed acres and will be sold in 2 tracts. Both tracts are nearly all-tillable, productive bottomland and located in the Sny Drainage District. The farm is located approximately 1 mile northwest of Hull, IL (Hull is located approximately 20 miles southeast of Quincy, IL, 10 miles east of Hannibal, MO or 25 miles west of Pittsfield, IL). The property is further described as being located in the Northeast Quarter of Section 17, and the Northwest Quarter of Section 16, all in T4S-R7W, Kinderhook Township, Pike County, IL.

Tract 1 • 59.31 Surveyed Acres

  • FSA maps should indicate 60.09 cropland acres
  • Soil Productivity Index (PI): 124.5
  • Dominant soil types: Titus, Vesser, Beaucoup and Orion
  • Tract 1 lies north of I-72. From the west edge of Hull, take 175th St north ¾ of a mile (over I-72) to the service road, then west ½ mile to the farm

Tract 2 • 39.76 Surveyed Acres

  • FSA maps should indicate 43.92 cropland acres (includes acres under power lines)

  • Dominant soil types: Vesser, Coffeen and Beaucoup
  • This tract lies south of I-72. From the west edge of Hull, take 175th St north ½ mile to 315th Ave, then west 1/3 mile to the farm
  • Tract 2 has a 100’ wide strip of land with overhead power lines on it. This strip of land is owned by the power company, however, past practice has allowed the land to be farmed.
  • The Sny Drainage District special assessment tax has been paid in full
  • The farm sells free and clear of farm tenancy for 2021 – immediate farming rights!


Method and Terms

Both tracts will be sold on a price per acre basis, based on the surveyed acres and offered through the marketing method of “Buyers Choice” whereas the high bidder can elect, in any order, either or both tracts for their high bid. Buyers choice auctioning will continue until both tracts have been selected. The tracts will NOT be offered together at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non refundable down payment. The balance of the bid price will be due at closing, on or before Thursday, May 13, 2021. Please note, buyers who wish to get started with spring tillage and planting can do so after signing the purchase agreement, paying their 10% down payment and providing proof of liability insurance. Bidding is NOT subject to the following contingencies, including but not limited to: financing, appraisal, or inspection. The sellers will provide title insurance in the full amount of the purchase price. Seller will pay the 2020 real estate taxes, due and payable in 2021 and the new buyer will pay the 2021 and all subsequent real estate taxes. Buyer responsible for the 2021 drainage taxes. The property sells free of crop tenancy for 2021 and full possession will be given at the time of closing.
