LOCATION & GENERAL INFORMATION

Premier Pike County, Illinois recreational/hunting land estate auction!

The David C. Myren farm is ideally located approximately 3 1⁄2 miles northeast of Barry, Illinois and approximately 2 miles north of Interstate 72/36 in Sections 11 & 14 of Hadley Township in Pike County, Illinois. (Watch for directional signs beginning near the east edge of Barry, Illinois along Hwy. 106.)

The farm will sell in 4 individual tracts, all of which have recently been surveyed. Tracts 1, 2 & 3 represent fantastic trophy whitetail and wild turkey habitat and all include tillable/CRP income producing acres. Tract 4 is a small vacant property that lies just north of the main farm. All tracts will sell free & clear of any farm tenancies or hunting leases. Full fall ’18 hunting rights at closing.

TRACT INFORMATION

Tract 1 • 186.37 Surveyed Acres

  • FSA figures should indicate approximately 78.48 acres tillable of which 64.84 acres is currently in Conservation Reserve Program (CRP). 29.1 of the 64.84 acres currently in CRP will terminate on 10-1-18.
  • CRP payment of $2,247.00 annually beginning 2019 through 2022. Additional annual payment of $1,334.00 for the year 2023.
  • PI rating on the tillable acres is 115.3 with predominant soil types to include Downsouth, Winfield & Caseyville.
  • The balance of Tract 1 is mature timber, which offers excellent hunting with whitetail deer, turkey & other small game.

Tract 2 • 98.32 Surveyed Acres

  • FSA figures should indicate approximately 60.42 acres tillable of which 32.24 acres is currently in Conservation Reserve Program (CRP).

Tract 4 • 1.65 Surveyed Acres

METHOD & TERMS

The Myren farm will be sold in 4 individual tracts all of which have recently been surveyed. All 4 tracts will be sold on a price per acre basis, based on the results of the survey. Tracts 1 – 3 will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect (in any order) any or all 3 tracts for their high bid. Buyer’s choice auctioning will continue until all 3 tracts have been sold. After Tracts 1 – 3 have been sold we will then sell Tract 4. The tracts will not be offered in it’s entirety or in any combinations at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing which is tentatively scheduled for Thursday, October 11, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes will be paid by the seller. Full possession will be granted at closing. There are no hunting leases associated with any of the tracts.
