Tracts 1-5 are located approximately 8 miles east of Unionville, MO along US Hwy. 136 in Section 5, T65N•R17W, Elm Township.

Tracts 6-8 are located approximately 11 miles east of Unionville, MO in Section 11, T65N•R17W, Elm Township.

Method and Terms

Updated Sale Order:

  • Tract 6 will be sold for lump sum total dollar amount
  • Tracts 7 & 8 will be sold on a price per acre basis and offered through the method of “Buyer’s Choice” until both tracts have been elected
  • Tracts 1, 2 & 3 will be sold on a price per acre basis and offered through the method of “Buyer’s Choice” until all three tracts have been elected
  • Tract 4 will be sold for lump sum total dollar amount
  • Tract 5 will be sold for lump sum total dollar amount

Bidding is NOT contingent upon financing.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Hart Abstract & Title, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Hart Abstract & Title on or before May 3, 2021. Possession will be given at the time of closing. PLEASE NOTE: Upon receipt of the 10% down and proof of liability insurance, buyer(s) will be allowed to begin field work prior to closing.

The 2021 real estate taxes will be the responsibility of the new buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
