From Cameron, take Hwy 35 north approximately 14.5 miles, then take the Hwy 69 exit and continue north on Hwy 69 for approximately 2 miles, then west on State Hwy E approximately 0.7 mi, then north on 140th St approximately 0.3 mi to the farm (lies on the east and west sides of the road).

From Gallatin, take Hwy 6 approximately 7.5 miles west to Hwy 69, then north approximately 6 miles to Hwy E, then west approximately 0.7 to 140th St, then north approximately 0.3 mi to the farm (lies ahead on the east & west side of the road).

Method and Terms

A survey has been completed prior to the sale on all three tracts and they will be sold on a price per acre basis, based on the acreages obtained from the completed survey. Tracts 1-3 will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase (in any order) any or all of Tracts 1-3 for their high bid. “Buyers Choice” auctioning will continue until all tracts have been elected. The farm will not be offered in its entirety at the end of the auction.

Bidding is NOT subject to financing, appraisal or inspection.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Daviess County Land Title, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place on or before March 3, 2022 at Daviess County Land Title.

Possession will be given at the time of closing subject to the current CRP contract.  The buyer will receive the entire 2022 CRP payment.

The 2022 real estate taxes and all subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller.
