Location & General Information

Farm is located approximately 5 miles southwest of Lancaster, MO or approximately 4 miles northwest of Queen City, MO in Section 5, T65N•R15W, Prairie Township, Schuyler County, MO.

From Lancaster, MO take US Hwy. 63 south approximately 4.5 miles to Hwy. P, then west 1.75 miles to Bethel Avenue, then north .5 mile to farm.

Land represents productive tillable farmland and offers outstanding whitetail deer & wild turkey hunting acreage.

 

Tract Information

Tract 1 – 51 Acres± (Subject to survey)

• FSA figures should indicate approximately 30.34 acres of tillable cropland with the balance in hardwood timber.

• Productive soil types: Lamoni, Gara, Seymour & Vigar.

• Land represents productive tillable cropland and offers outstanding whitetail deer & wild turkey hunting acreage.

• Access from the west by Bethel Ave.

 

Tract 2 – 69 Acres± (Subject to survey)

• FSA figures should indicate approximately 68 acres of tillable cropland.

• Productive soil types: Seymour, Clarinda, Lamoni & Gara.

• Land represents nearly 100% tillable productive cropland.

• Access from the west by Bethel Ave.

 

Method and Terms

Acreages in this advertisement are estimated. A survey will be completed prior to the sale on both tracts. Both tracts will be sold on a price per acre basis based on acreages obtained from completed survey. Both tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (either or both) Tracts 1 & 2 for their high bid.

Bidding is NOT contingent upon financing.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Schuyler County Abstract, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Schuyler County Abstract on or before December 1, 2020.

Possession will be given at time of closing subject to harvest of the current soybean crop. Farms sells free and clear for the 2021 crop year. The 2020 real estate taxes will be paid by the sellers.

Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
