Location and General Information

Land is located in Sections 25, 35 & 36, T66N•R13W, Vest Township, Scotland County, MO, approximately 6 miles NW of Memphis, MO. From Memphis, MO take US Hwy. 136 west approximately 5.5 miles to State Hwy. B, then north approximately 3.5 miles to County Road 664, then west approximately 1.5 miles to farm.

Method and Terms

A survey has been completed on all 6 tracts. Tracts 1-5 will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all of Tracts 1-5 for their high bid. Tract 6 will be sold for a lump sum total dollar amount.

The farm will not be offered in its entirety at the conclusion of the auction. Bidding is NOT contingent upon financing.

At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Scotland County Abstract & Title, which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Scotland County Abstract & Title on or before May 17, 2017.

Possession will be given at time of closing subject only to the current (2017 only) farm lease on Tract 1 & a small portion of Tract 5 (14 acres). Buyer(s) of Tract 1 & Tract 5 will receive credit at closing for the full amount of cash rent. (Contact auction co. for details). All other farm ground sells free and clear for the 2017 crop year.

The 2016 real estate taxes will be paid by the sellers. The 2017 real estate taxes and subsequent years will be the responsibility of the new buyers. Title Insurance in the full amount of the purchase price will be provided.
