Method & Terms

Both tracts will sell on a price per acre basis, based on the taxable acres. The tracts will be offered through the marketing method of “Buyers Choice,” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder elects only one of the tracts, the remaining tract will then be sold. The tracts will NOT be offered together at the conclusion of the auction. If the tracts sell to separate individuals, then both tracts will be surveyed at the seller's expense and the final surveyed acres will be used to calculate the settlement price at closing.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment. The balance of the bid price will be due at closing, on or before Wednesday, February 9, 2022. Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal, or inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022 and the 2021 drainage taxes. Possession will be given at the time of closing. The farm sells free and clear of tenancy for 2022.
