The Seneca Foods Corporation real estate is located approximately 2 miles northeast of Mendota, IL, and is further described as being in part of Sections 26 & 27, T36N-R1E, Mendota Township, LaSalle County, IL.

Tract Information

A survey will be completed prior to the auction on Tract 1 and it will be sold by the acre, based on the final surveyed acres. Tract 2 will sell by the acre based on the taxable acres. Both tracts will be offered through the marketing method of “Buyer’­­s Choice” whereas the high bidder can purchase (in any order) either or both tracts for their high bid. If the high bidder only elects one of the tracts then the remaining tract will then be sold. The tracts will not be offered together at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before January 14, 2022. Possession will be given at the time of closing. The land sells free and clear of tenancy for the 2022 crop year. The sellers will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022.
