From the west edge of Alexandria, MO, take CR323 west out of town approximately 1.5 miles, farm ahead on south side of road. Be watching for presale directional signs.  

From Wayland, MO, take Hwy 27 south approximately 3 miles, then take the US Hwy 61 exit and take Hwy 61 east approximately 4 miles, then turn south onto CR 305 for approximately 0.3 miles, then turn east onto CR323, property approximately 1 mile ahead on south side of road. Tract 2 is located in Alexandria, MO, and approximately 7 miles southeast of Wayland, MO in Section 8, T64N•R5W, Vernon Township, Clark County, MO.

From Hwy 136 in Alexandria, MO, take Church St. south approximately 0.2 miles, then continue south onto Pine St., property 1 block ahead at the corner of Pine & Jackson.

Method and Terms

A survey will be completed on Tract 1. Tract 1 will be sold on a price per acre basis, based on the acreages obtained from the completed survey. Tract 2 will then be sold on a lump sum total dollar amount. The tracts will not be offered in their entirety at the end of the auction.

Bidding is NOT subject to financing, appraisal or inspection. 

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Oak Hills Title Company, which shall hold the money in escrow until closing. 

The balance of the purchase price will be due at closing which will take place on or before September 29, 2022 at Oak Hills Title Company.  Possession will be given at the time of closing subject to the WRP contract on Tract 1.  

The 2022 real estate taxes will be prorated as of the closing date and subsequent years will be the responsibility of the buyer(s).  Title insurance in the full amount of the purchase price will be provided by the seller.  Closing costs will be split between the buyer & seller.
