The Joe and Dawn Sullivan real estate is in Schuyler and Hancock Counties, IL, and Henry County, IA.

All 8 tracts will be sold individually and on a price per acre basis

All 8 tracts will sell at NO-RESERVE, regardless of price! NO BUYER'S PREMIUM.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, October 31, 2022. The seller will provide title insurance in the full amount of the purchase price (on the Illinois properties). Iowa property will sell with a merchantable abstract and deed. The sellers will pay the 2022 real estate taxes, due and payable in 2023. Full possession at closing on all properties. Please note, after signing the purchase agreement, paying the 10% earnest money, and providing proof of liability insurance, the buyer(s) will be allowed immediate access to any of the tracts for hunting purposes only. All hunting tree stands and elevated box blinds will convey to the new buyer(s). The buyer(s) will be credited 100% of the 2022 farm income at closing. (Contact auction company for individual tract amounts.) All farms sell free and clear of crop and hunting tenancies for the 2023 crop year. The current tenants will be given written termination notice prior to the auction.
