From the Junction of Mo. Hwy. 6 & Mo. Hwy. 129 (south of Green City, Mo.), go south approx. 11⁄2 miles to Orange Road, turn left or east and proceed 11⁄2 miles to Tract 2. To access Tract 1 continue 1 mile to Homestead Drive, turn left or north and proceed a 1⁄2 mile to Narrow Road, turn right or east and go a short distance to the tract.   • FSA in formation should indicate 75.11 acres cropland currently in row crop production.

  • This farm has had hog manure previously applied and there could be opportunities in the future for application of more hog manure.
  • Soils include Pershing, Belinda, and Armstrong Loams.
  • Access is from Oak Road on the south or Orange Road from the north.

Method & Terms

Acreages in this advertisement are deeded acres. Both tracts will be sold on a price per acre basis based on deeded acres. Both tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (either or both) Tracts 1 & 2 for their high bid. “Buyer’s Choice” auctioning will continue until both Tracts 1 & 2 have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Bidding is NOT contingent upon financing, appraisal or inspection.

Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Sullivan County Title, LLC., which shall hold the money in escrow until closing.

The balance of the purchase price will be due at closing which will take place at Sullivan County Title, LLC on or before Thursday, December 30, 2021. Possession will be given at the time of closing subject to the current 2021 farm lease only.

The 2021 real estate taxes will be paid by the sellers. The 2022 real estate taxes and subsequent years will be the responsibility of the buyer(s). Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between buyer & seller.
