Selling at absolute public auction will be 5 townhouse style homes located at 410 and 420 Villas Parkway, Nauvoo, Illinois. The property is ideally located at the northeast edge of historic Nauvoo, Illinois in a beautiful country setting with city amenities. These homes are either 2 or 3 bedroom, range in size from 1,370 sq. ft. to 1,750 sq. ft., have full basements and attached garages. Units 1, 2 & 3 share common walls and are situated on 2.75 acres and Units 4 & 5 share common walls and are situated on 1.46 acres. All 5 units also share common road and sewer infrastructure.
METHOD AND TERMS
All 5 units will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, any or all units for their high bid. If the high bidder does not take all 5 units then “Buyer’s Choice” auctioning will continue until all units have been sold.
Immediately following the auction, the successful buyer(s) will enter into a written purchase agreement stipulating the purchase price and terms of the auction. The property sells subject to written covenant easements for the common area, roadway and sewer infrastructure and lift station.
10% of the bid price will be due on the day of the auction, with the balance due in approximately 45 days on (or before) September 1, 2017. Title Insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be prorated to the date of closing. Full possession will be given at the time of closing.
