LOCATION

The Hynick land is located in Section 10, Richland Township & Section 27, Competine Township, Wapello County, Iowa.

To access Tract 1 at the Junction of US Hwy. 63 & State Hwy 149 go north 5 miles to 340th Street, turn left or west and proceed 1 mile to 140th Ave., turn left or south and go 3/4 mile to 180th Street and proceed west 1 mile to the farm. To access Tract 2, in Martinsburg, Iowa go south 3 1/2 miles to 165th Street, turn left or east and proceed 1 1/2 miles to Cty. Rd. V43 (Compentine Road) and go 2 1/2 miles to 142nd Street. Turn left or east and proceed 1/2 mile to the farm.

METHOD & TERMS

The Hynick Farms will be sold in two (2) individual tracts based on the advertised acres.  Tract 1 will be sold first on a price per acre basis. Tract 2 will be sold next on a price per acre basis.  Bidding is not contingent upon financing.

Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, October 19, 2020 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession on both tracts will be given at the time of closing subject to a farm lease for the 2020 crop year. Both tracts sell with full farming rights for the 2021 crop year.
