The farm is located approximately 1 1/2 miles west of the small town of Orchardville, IL in the west half of Section 20 of Orchard Township in Wayne County, IL.

FSA figures should indicate approximately 16 acres tillable. This tract is currently in pasture, which also represents hunting/recreational land. Access is by way of a deeded strip, which extends from Co. Rd. 1750N south along the northwest border of Tract 2.

Method & Terms: The Sensenig farm will be sold in 5 individual tracts, all of which have recently been surveyed. Tracts 1 – 4 will sell first. These first 4 tracts will sell on a price per acre basis, with the final surveyed acres being used to calculate the individual contract prices. Tracts 1 – 4 will be offered through the marketing method of buyer’s choice, whereas the high bidder can elect any of these first 4 tracts for their high bid. If the high bidder does not elect all 4 tracts, buyer’s choice auctioning will continue until all 4 tracts have been sold. After Tracts 1 – 4 have all been sold, we will sell Tract 5, which includes the home. This tract will sell for a “lump sum” or total dollar amount and NOT on a price per acre basis. After all 5 tracts have been sold we will NOT offer the farm in any type of combinations. Each sale will be final. Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 45 days, on or before Thursday, October 10, 2019. Title insurance in the full amount of the purchase price will be provided by the seller.
