Location & General Information

The Rodney Cornwell Farm contains a total of 135 acres (subject to survey) of NHEL Class A farmland which will be sold in 3-tracts. The land is located approximately 1 mile north of Deer Creek, IL or 3 miles Northwest of Goodfield, IL (15 miles east of Peoria or 20 miles northwest of Bloomington, IL). The property is further described as being located in the South Half of Section 3, T25N-R2W, Montgomery Township, Woodford County, IL, and in the East Half of the Southeast Quarter of Section 4, T25N-R2W, Deer Creek Township, Tazewell County, IL.

Method and Terms

All 3 tracts will sell on a price per acre basis. Tract 1 will be sold on the taxable acres and Tracts 2 & 3 will sell on the final surveyed acres. The tracts will be offered through the marketing method of Buyers Choice, whereas the high bidder can elect (in any order) any or all 3 tracts for their high bid. Buyer’s Choice auctioning will continue until all 3 tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before November 1, 2021. Seller will retain all of the 2021 crop. Possession will be given at the time of closing or upon harvest of the 2021 growing crop. The seller will pay the 2020 and the 2021 real estate taxes. The seller will provide title insurance in the full amount of the purchase price. Bidding is NOT subject to the following contingencies, including but not limited to: financing, an appraisal or inspection of the property.

Drainage District Tax

Part of this farm is included in the Mud Creek Drainage District.  The most recent annual maintenance assessment totaled $36.74 for a portion of Tract 2 (29.5 acres), and all of Tract 3 (54 acres).  Total of 83.5 acres x $0.44/acre = $36.74.  This assessment is paid to the drainage district and is not included in the annual real estate tax bill received from the county.  Tract 1 is not included in the drainage district.
