Method & Terms

All 6 tracts will be sold by the acre: Tracts 1-4 will be sold based on the tax acres, and Tracts 5 & 6 will be sold based on the surveyed acres. All 6 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can purchase (in any order) any or all the tracts for their high bid. If the high bidder does not take all 6-tracts, then “Buyer’s Choice “auctioning will continue until all the tracts have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay to Seller ten percent (10%) of the purchase price as a non-refundable down payment. The balance of the purchase price will be due at closing which will take place on or before July 25, 2022. Seller will provide Title Insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022. Possession will be given at the time of closing subject to an existing cash rent lease on the cropland acres for 2022. Buyer will receive 1/2 of the 2022 cash rent income on cropland acres and pay 1/2 of the 2022 real estate taxes (due in 2023). The allocation of cash rent for each of the six tracts shall be based upon the cropland acres of the tract of each of the six tracts divided by total cropland acres of the six tracts. The allocation of real estate taxes for Tracts 1, 5, and 6 shall be based upon the most recent tax information available for Tracts 1, 5, and 6.

Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection.
