Method & Terms

A survey will be completed on all tracts prior to the auction and will be sold by the acre based on the surveyed acres. All 4-tracts will be offered through the marketing method of “Buyer’­­s Choice” whereas the high bidder can purchase (in any order) any or all of the tracts for their high bid. “Buyer’s Choice“ auctioning will continue until all 4-tracts have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non refundable down payment. The balance of the bid price will be due at closing, on or before December 31, 2021. Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal, or inspection. The seller will provide title insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022. Possession of the farmland will be given at the time of closing, subject to a farm tenancy lease for the 2021 crop year - full possession upon the removal of the 2021 growing crop.
