The Cline farm is located approximately 3 miles southwest of Abingdon, IL or approximately 6 miles northwest of St. Augustine, IL. (Generally located approximately 15 miles south of Galesburg, IL.)
From Abingdon, IL (at Casey’s) go west on the Berwick Road (Knox HWY 23) 2.7 miles to 175th St., then south 1.8 miles, or from St. Augustine, IL, go west on Hwy 116 approximately 2 ½ miles to 175th Street, then north approximately 2 ½ miles. Watch for directional signs which have been placed.
Tract 1 is further described as being located in the northeast quarter of Section 13 of Berwick Township, Warren County, Illinois. Tract 2 is further described as being located in the west ½ of the northwest quarter of Section 18 of Indian Point Township, Knox County, Illinois.

METHOD & TERMS
The Cline farm will be sold on a price per acre basis, based on the results of a survey that has recently been completed. The tracts will be offered in numerical order - tract 1 will be sold first, followed by tract 2. The tracts will NOT be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Wednesday, December 6, 2023.
The seller will provide title insurance in the full amount of the purchase price. Seller will retain all farm income for 2023 and pay the 2023 real estate taxes. Farm sells free and clear for 2024 farming rights. Possession at closing, subject to the current farm tenant’s rights for the 2023 crop year.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
