METHOD & TERMS
The real estate will be sold on a price per acre basis, based on taxable acres.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. The balance of the bid price will be due at the time of closing, on or before November 4, 2026.
The seller will provide title insurance in the full amount of the purchase price and will pay all the 2026 taxes due in 2027 through a credit at closing based on the best available information. Buyer will pay all subsequent year real estate taxes. Possession at closing subject to an existing lease for the 2026 crop year. Open lease for the 2027 crop year.
The 2026 Sny Annual Assessment shall be the obligation of the Buyer. Seller shall pay any unpaid Sny Special Assessment in full at closing.
